What are your reception hours?

Reception at 31 The Rocks is open from 9:00am to 5:00pm for general enquiries. If you have an emergency during your stay, we’re available 24 hours a day.

Is 31 The Rocks staffed on-site?

The property is owner-operated, and while we’re not always at reception, we’re only a phone call away if you need assistance during your stay.

Is Wi-Fi available at 31 The Rocks?

Yes, complimentary Wi-Fi is available in every villa and in the guest lounge. As we’re in a regional part of the Granite Belt, speeds can vary from time to time.

Do you offer gift certificates?

Yes. 31 The Rocks gift certificates are available for any value and make a thoughtful gift for birthdays, anniversaries or special occasions. Contact us directly and we’ll organise one for you.

Can you help organise something special for our stay?

Absolutely. We can arrange local wine, flowers, cheese platters or other special touches before your arrival. Just let us know with as much notice as possible.

Before You Book

Is there a minimum stay at 31 The Rocks?

Yes, we have a year-round minimum stay of 2 nights.

Do the villas have twin bed options?

Yes. The King beds in Villa 3 and Villa 5 can be split into singles. Let us know before your arrival so we can prepare your villa.

Is 31 The Rocks good for a couples’ getaway?

Yes. Our studio villas are designed primarily as a romantic escape for couples, set in a private bushland location in the Granite Belt. Families needing more space are welcome in Villa 5 or The Haven — see “Are children welcome?” below.

Is 31 The Rocks pet friendly?

No, pets aren’t permitted at 31 The Rocks. Accredited assistance animals are welcome in accordance with Australian legislation. Please contact us before your stay so we can discuss your requirements.

Do you have EV charging?

Not at this stage. There are several public EV charging stations in Stanthorpe, a few minutes from the property.

Villas & The Haven

What is included in my stay?

Each villa at 31 The Rocks includes a kitchenette with cooking essentials, reverse-cycle air conditioning, quality linen and towels, complimentary breakfast provisions, a private veranda with BBQ, and access to the guest lounge — everything you need for a comfortable, self-contained stay.

Is breakfast included?

Yes. A light continental breakfast starter kit is included, with muesli, yoghurt, milk, juice, tea and coffee supplied for your arrival.

Do the villas have a coffee machine?

No pod coffee machines — a deliberate choice, given the waste they generate and our commitment to reducing single-use products. Each villa is supplied with quality coffee instead, and if you prefer barista coffee, there are several excellent cafés a few minutes away in Stanthorpe.

Are the villas self-contained?

Yes. Every villa at 31 The Rocks has its own kitchenette with a microwave, two-burner cooktop, refrigerator, cookware, crockery and cutlery. The Haven has a fully equipped kitchen with a 6-burner stovetop, oven, microwave, refrigerator, cookware, crockery and cutlery.

Do the villas have fireplaces?

Yes. Wood-burning fireplaces are available in each villa. Firewood is supplied during the cooler months, generally May to September, subject to seasonal conditions and fire restrictions.

Is heating provided?

Yes. All villas have reverse-cycle air conditioning, electric blankets and a wood fireplace for the winter season.

Is Villa 3 wheelchair and mobility accessible?

Villa 3 has been designed to provide improved accessibility, including wider doorways, step-free shower access, non-slip flooring and parking beside the villa. If you have specific accessibility requirements, contact us before booking so we can help determine if it’s suitable for your needs.

Is parking available?

Yes. Complimentary parking is available beside each villa.

Are children welcome?

Our studio villas are designed primarily for couples. Families are welcome to stay in Villa 5, which sleeps 4-6 with the sofa bed, or The Haven, which sleeps up to six guests.

Do you provide cots or highchairs?

A portacot and highchair are available on request. Let us know before your arrival so we can have them ready for you.

Booking

What time is check-in at 31 The Rocks?

Check-in is from 2:00pm. We’ll text you on the day of arrival once your villa is ready, along with check-in instructions and a property map. Contact us before your stay if you’d like an early check-in and we’ll do our best to accommodate it.

What time is check-out?

Check-out is by 10:00am. Contact us before your stay if you need a later departure and we’ll do our best to accommodate it.

When is payment due?

Full payment is processed 14 days before your arrival using the payment method provided at booking. Bookings made within 14 days of arrival are charged in full when the reservation is confirmed.

Will I receive a booking confirmation?

Yes. You’ll receive a confirmation email shortly after booking. If it doesn’t arrive, check your junk folder or contact us and we’ll resend it.

Do you offer the best rates for direct bookings?

Yes. Booking directly through 31therocks.com gives you our best available rates and lets us assist you personally before and during your stay.

Cancellations & Refunds

Can I change my booking?

If you contact us more than 14 days before arrival, we’re happy to transfer your booking once to new dates within six months, subject to availability. Any difference in accommodation rates may apply.

What is your cancellation policy?

Bookings cancelled more than 14 days before arrival may be transferred to a future stay within six months or fully refunded. Cancellations within 14 days of arrival are non-refundable.

Do you recommend travel insurance?

Yes. We strongly recommend travel insurance to cover unexpected events that may prevent you from travelling.

Food & Dining

Are there restaurants and wineries near 31 The Rocks?

Yes. Stanthorpe’s cafés, restaurants and pubs are a two-minute drive or taxi ride away. If you’re here for the Granite Belt wine region, the nearest cellar door is 10 minutes away, with more than 50 wineries within around 30 minutes.

Can I order a hamper or cheese platter?

Yes. Breakfast hampers, BBQ hampers and locally sourced cheese platters can be pre-ordered before your arrival.

Can groceries or hampers be delivered before we arrive?

Yes, you’re welcome to arrange grocery delivery to the property before your arrival. Contact us beforehand so we can confirm delivery timing and make sure someone is available to receive perishable items if required.

Location & Directions

Where is 31 The Rocks located?

31 The Rocks is two kilometres from Stanthorpe town centre in the Granite Belt, Queensland — close enough for local wineries, cafés and attractions, while still set in a quiet bushland property.

How far is 31 The Rocks from Brisbane?

31 The Rocks is around a 2.5 to 3 hour drive from Brisbane, making it a popular weekend escape from South East Queensland into the Granite Belt wine region.

Can we walk into Stanthorpe from the property?

Yes, it’s approximately a 20 to 25 minute walk into Stanthorpe via local streets.

How do I find my villa on arrival?

We’ll send a property map and check-in instructions by text message on the day of your arrival. Each villa is clearly signed, with parking located beside your accommodation.

During Your Stay

Will I see wildlife at 31 The Rocks?

Quite possibly. Kangaroos, wallabies and a variety of native birds are regular visitors. Snakes may also be present during the warmer months, so we ask guests to stay on the walking tracks and take care when exploring the property.

Can we feed the wildlife?

Please don’t. Human food can be harmful to native animals, and feeding encourages them to become dependent on people.

Is smoking permitted?

Smoking is not permitted inside any villa or building. If you smoke outside, please use the ashtrays provided and dispose of cigarette butts responsibly. Evidence of indoor smoking incurs an additional cleaning fee of $250.

What are the septic system guidelines?

Only toilet paper should be flushed. The property operates on a septic system, and items such as wipes, sanitary products and paper towels can damage it and cause costly repairs.

Do you recycle?

Yes. Recycling facilities are provided, along with composting for food scraps and collection of eligible containers through the Containers for Change program. Suitable food scraps are fed to the chooks or composted for the garden, and Containers for Change funds go toward native stock for replanting.

Is 31 The Rocks good for stargazing?

Yes. With minimal surrounding light, the Granite Belt’s clear, dark skies often provide excellent stargazing from your veranda, the gazebo, or around the property.

Are there walking tracks on the property?

Yes, two walking tracks through the bushland — an easy loop, and a second that climbs to the granite escarpment and lookout. Detailed information is available in your villa.

Is 31 The Rocks suitable for people with limited mobility?

Villa 3 has accessible features. Some walking tracks and natural granite areas are uneven and may not suit all guests.

Is there mobile phone reception?

Coverage is generally good for most major Australian providers, though it can vary depending on your carrier.

What sustainability initiatives does 31 The Rocks have?

31 The Rocks reduces its environmental impact through recycling, composting, supporting local suppliers, minimising single-use plastics, and measuring and reducing carbon emissions through recognised tourism sustainability programs.

Do I need to bring firewood?

No. During fireplace season we provide enough firewood for an average two-night stay. If you’re staying longer and need a top-up, just let us know. We ask guests to use firewood thoughtfully — where excessive additional firewood is required, a charge of $30 per load may apply. Please don’t collect timber or fallen branches from the property, as these are part of the natural bushland ecosystem.

Granite Belt Wineries & Things to Do

How far are the wineries from 31 The Rocks?

Many of the Granite Belt’s wineries are within a 10 to 30 minute drive of 31 The Rocks.

Can you recommend a winery tour?

Yes. Our welcome email includes recommendations for local wineries, places to eat and tour operators to help you make the most of your stay. Ask us directly if you’re after something specific.

Is there a supermarket near 31 The Rocks?

Yes. Stanthorpe has Woolworths, Aldi and IGA, all within a few minutes’ drive.

What should I do before I leave?

Before departing, please wash any used dishes, place rubbish in the bins provided, and check you’ve collected all your belongings. Feel free to leave the key in your villa.
