Booking & Cancellation Policy

  • A valid payment method is required at the time of booking.
  • Full payment is processed 7 days prior to arrival using the provided method.
  • For bookings made within 7 days of arrival, full payment is taken at the time of booking.
  • Bookings can be transferred once to a future date within 6 months, provided changes are made more than 14 days before arrival. Rate differences may apply.
  • No cancellations or changes are permitted within 14 days of the booked arrival date.

Check-in / Check-out

  • Check-in: from 2:00pm
  • Check-out: by 10:00am
    Early or late check-in/out may be arranged in advance, subject to availability.

Smoking Policy

  • All villas are strictly non-smoking indoors.
  • Outdoor smoking is permitted with caution due to the natural bush setting — use the ashtray provided.
  • Evidence of indoor smoking will incur an additional cleaning fee.

Waste & Septic Guidelines

  • Please do not flush nappies, wipes, tissues, or sanitary items.
  • Use the under-sink bin for general waste.
  • A recycling bin is located outside your villa — please use it for recyclables only.

Wood Fire Usage (May–Sept)

  • Wood heaters available May–September or by request with $30 setup outside this period.
  • Keep the fire door closed while in use.
  • Do not collect bush wood or overhandle ashes — we clean it post-departure.
  • Ventilate the villa by cracking a window while the fire is on.
  • Do not use the top of the heater to cook or warm items.

Environmental Considerations

Please help us conserve resources:

  • Turn off lights, aircon, and appliances when leaving.
  • Be mindful of water usage.

Comfort Features

  • Reverse cycle air-conditioning available in each villa.
    Recommended settings:
    • Summer: 22°C
    • Winter: Max 24°C
  • Do not run the A/C and wood heater at the same time.

Reservation Confirmation

  • You’ll receive a confirmation email at the time of booking.
  • A welcome email with local dining and activity tips will be sent 7 days before check-in, once payment is received.

Gift Certificates

  • Can be issued for any amount.
  • Valid for the rate at time of purchase, non-transferable.
  • Must be paid in full before issue.
  • Must be fully used in one booking.

What to Bring

Our villas are fully self-contained:

  • Kitchen, bathroom, linen, cutlery, crockery, private BBQ
  • Bluetooth speaker & DVD player — bring your favourite music or movies
  • DVDs available to borrow in Guest Lounge
  • Groceries available from Woolworths, IGA, and ALDI in Stanthorpe
  • In winter: bring gardening gloves to handle firewood

Laundry

  • Due to local water restrictions, we don’t offer laundry services.
  • Self-service laundries are available in town.

Dining

  • Dining options are included in your pre-arrival welcome email.
  • We recommend calling ahead to confirm current hours of operation.

Children & Pets

  • Studio villas are designed for couples.
    Babies in portacots are welcome – we can provide a portacot free of charge.
  • Our two-bedroom family villa sleeps 4–6 guests.
  • Due to native wildlife, no pets are allowed on the property.

Entertainment for Children

  • Board games (e.g. Scrabble, Cluedo, Monopoly) available.
  • TVs support game consoles (BYO console & cables).

Before You Leave

Please leave your villa in a tidy condition:

  • Wash and dry any used kitchenware.
  • Clean microwave splatter with provided shield.
  • Heavily soiled villas may incur a cleaning fee up to $200.
