What is your cancellation/booking policy?
A valid payment method is required at the time of booking. Payment will be processed 7 days before arrival using the method provided at the time of booking. For bookings made 7 days or less before arrival 100% is payable at the time of booking.
If notified more than 14 days before planned arrival, bookings may be transferred once to a future date within a 6-month period of the original booking. Additional payment may be required if the rates for the new dates differ from the original rates.
No cancellations or changes permitted 14days or less in advance of the booked arrival date.

Reception Hours
You can reach us between 9am-5pm for general inquires and 24 hours in case of an emergency by calling 07 4681 2726.
Check-in / Check-out
Check-in is from 2pm and Check-out is by 10am.
Early check-in and/or late check-out must be pre-arranged and is conditional upon the booking situation at the time.
No Smoking
Please note – All villas are NON SMOKING.
Smoking is not permitted inside any villa and evidence of such may incur an additional cleaning fee. Smoking outside is permitted however caution is to be exercised as we are situated in a natural bush setting. Please use the ashtray provided and do not throw butts on the ground.
Waste Disposal
Our Villas are connected to an on-site waste treatment system. Please do not flush disposable nappies, cotton baby wipes, tissues or sanitary products down the toilet as they will damage the treatment plants.
The bin located under the sink is for all general waste and food scraps. A recycle bin is located outside the villa for all recyclable material. Please use for items listed only.
Wood Fire Rules
The fireplaces are available from May to September only, use of them outside these times is possible but must be prearranged with a $30 set up cost. (wood, kindling, and firelighters are included). Please do not collect bush wood.
We ask that leaves, paper, tissues and rubbish are not placed in the fire as these can produce live embers out of the chimney that have the potential to start bush fires.
Please refer to the instructions contained in the compendium for the safe usage of the wood heater.
Environmental Considerations
Always be mindful or our environment. Please turn off electrical items, air conditioning, TV, and lights etc. when you leave the Villa and be considerate of the need to keep water usage to a minimum.
Are the villas air conditioned?
For your ultimate comfort and to allow the A/C unit to work most effectively we recommend a minimum temperature of 23 degrees in summer and a maximum of 24 degrees in winter. Please do not use the A/C when the wood heater is operating.
How will you confirm my reservation?
You will receive a welcome email to confirm your booking on the day of booking.
7 days before check in and on successful payment you will receive a welcome email with details of local restaurants and attractions.
Can my reservation remain a surprise to my partner?
You may wish to surprise your partner for a special occasion or celebration. Please advise us of where to discreetly send the email confirmation. Let us know if we can help to make the surprise special – we can recommend and help to arrange flowers or a cake to be in your unit upon arrival. Please let us know how we can help.
Can I purchase a gift certificate for someone else?
A Gift Certificate is available to be sent out to any person you nominate. They cost no more than the standard rates.
Payment in full is required before we can issue the Gift Certificate. Please note the certificate is valid for the Rate specified at the time of purchase and is not further transferable.
What do we need to bring?
The villas are fully self-contained. All cooking, bedding and bathroom supplies are provided. There is a fully equipped private BBQ. The rooms contain all your glasses, cutlery and crockery. You may wish to bring your favourite music to make the best use of the Bluetooth speaker. We have a selection of movies on DVD available for guests at no additional cost. Should you wish to self-cater there is a Woolworths supermarket on the main road in Stanthorpe and a Super IGA and ALDI in Davadi Street.
For Winter you may want to bring some old gardening gloves to handle the firewood etc.
Are there laundry facilities?
Due to the current water restrictions across the region we do not offer laundry services at 31 The Rocks. There are launderette services available in Stanthorpe.
Where can I go for meals?
There are many places to dine in Stanthorpe and the Granite Belt surrounds. You will receive a range of suggestions in your email 7 days prior to arrival. Please keep in mind operating hours can change without notice so it is recommended to call in advance.
Do you cater for children and pets?
The studio villa’s have been set up to accommodate just one couple in each unit. However, babies in portacots are welcome.
The two bedroom family unit is available and can accommodate four to six persons.
Because of the constant presence of native wildlife, the property is not suitable for family pets.
Do you have things for children to do?
We have a selection of board games, Cluedo, Scrabble and Monopoly. The TV in each room is a LCD unit suitable for connecting to your own game console.
